Black Slate Polymer Roof Helps Keep Home Green
KANSAS CITY, KAN. - The transformation of a 1932 beach home in South Salem, N.Y. has neighbors green with envy. That's because the renovation project has resulted in a home that has earned three key "green" designations: ENERGY STAR® Certified Home, LEED Platinum Certified Home and Home Energy Rating System (HERS) Certified Home.
The Beach House retrofit project is only the second platinum level LEED Certified Home full scale renovation in Westchester County, New York and has received a HERS score of 30.
Starting from the top down, a polymer DaVinci Roofscapes® Bellaforté Slate Black roof was added to the Bungalow-style home. Specified by Absolute Green Homes, the impact- and fire-resistant roofing product was selected for its durability, aesthetic appeal and 50-year limited warranty.
"I used DaVinci roofing products on my own home and knew they'd be a perfect match for this retrofit project since they're a very realistic-looking material and have a solid thickness to each tile," says Sylvain Cot?, project coordinator with Absolute Green Homes, Inc. "Having this polymer roof makes it possible for the homeowner to collect rainwater runoff from the roof that drops down the gutters and chains into rain collection barrels. Since there are no asphalt particles or oil-based runoff from the tiles, the rainwater is the highest quality and better suited for landscaping applications."
Focused on Green
The Beach House was restored and retrofitted for maximum comfort and a minimum carbon footprint impact. The home was not expanded in size during more than two years of extensive renovations and was designed to produce as much energy as it consumes.
"We made every effort possible to reclaim old building materials in this project while including durable, new building materials when necessary," says Cot?. "To help us achieve the various energy designations, we incorporated maximum insulation features in the home and focused on installing products and appliances that require minimum amounts of energy."
A few unique examples of re-use products for the home include three bathroom vanities, a custom bar, built-in cabinetry and custom closets created using vintage wood from a 200-year-old local barn that had recently been disassembled. New kitchen cabinets are made of reclaimed sheathing from part of the home's original roof and attic floors. The new patio is partly made of recycled concrete from the discarded basement slab and the floor is the original wood flooring that was taken out of the house prior to demolition, reinstalled and refinished.
"This retrofitted 1,810-square foot home is a working model of the ultimate green retrofit home," says Cot?. "The design, techniques, materials, products and approach used in the project can be applied to other homes to achieve the same environmentally sound living space. We certainly hope that this home — and the products we've included in it — serve as an inspiration to neighbors to create environmentally-sensible housing."
