207 Covington Creek Condo Units Get Bellaforte Shake Roofs
LENEXA, KAN. – Cracked, rotted and moss-covered wood shake shingles have topped the 207 condo units at Covington Creek in recent years. The stained, curling and shrunken wooden roofing tiles have now been replaced with polymer Bellaforté Shake® tiles, giving new life and a renewed look to the 31 buildings in the Fort Wayne, Indiana community.
“The old, less-than-functional cedar shake shingles devalued this property and truly needed to be replaced,” says Mike Hamilton, RRC, RRO and principal with MartinRiley architects and engineers. “Our firm had previously specified DaVinci Roofscapes® synthetic slate tiles for another project and we were happy to present the low-maintenance shake roofing option to the Covington Creek condo committee.
“The homeowners wanted a similar look and color to the original shake roof, but one that would last longer. The realistic-looking Bellaforté shake shingles in the Tahoe-VariBlend color of four gray-brown tones best matched the original shake.”
Several factors supported the decision to use lightweight Bellaforté tiles for the Covington Creek condos. “This product is aesthetically pleasing, economical, hail resistant and has solid longevity,” says Hamilton. “These are all qualities that responsible condo owners look for when replacing building products in communities.”
For roofing installer Terry Minser, the selection of the Bellaforté product made his job easier. “This condo project has a lot of mansard roofing applications, plus small, tight areas requiring roofing,” says Minser, owner of Minser Enterprises. “The Bellaforté shingles work well with all of the different roof slopes at Covington Creek, saving us time and labor. We’ve installed DaVinci products on other roofs and the results are always the same — a professional-looking product that enhances the overall project.”
Originally built in the 1970s, Covington Creek condo community required 1,200 squares of Bellaforté shake shingles to complete the re-roofing project. “We took the opportunity with this new roof to add snow guards, which are so important in geographic areas like ours,” says Minser. “Now, when snow melts after an Indiana winter storm, it will break up as it comes off the roof rather than sliding off onto the shrubbery and doorways of condo owners.”
Created with a natural hand-split cedar shake look with slanted sawn edges and staggered lengths, Bellaforté Shake tiles are durable and easy to maintain. A leading edge tab secures every tile to provide increased wind resistance. The snap-fit tile creates a built-in rain gutter and the composite shake tiles resist fire and impact.
