New Roof #1 Exterior Project

Whether you’re upgrading your home exterior for yourself or to make your house more attractive to potential buyers, start by looking at your roof.

According to the 2019 Remodeling Impact Report, the roof is the #1 exterior project for a home. This means that a new roof is ranked highest in the form of a project’s appeal to a buyer plus the highest ranking project that will likely add value to a home for resale. And, it’s important to note that a new roof beats out new vinyl windows, vinyl siding, garage doors, fiber-cement siding and a host of other valuable home improvement projects.

How People Feel About a New Roof

The study results are based on feedback from owners regarding their “Joy Factor,” from REALTORS® with respect to cost recovery at resale, and from NARI members regarding remodeling project fees.

After completing a new roofing project, the study shows that 65% of owners have a greater desire to be in their home since completing the project. 44% have an increased sense of enjoyment when they are at home. And, a whopping 75% of homeowners feel a major sense of accomplishment when they think of the project. Overall, that brings them to a Joy Scale of 9.5 (out of a possible 10 points).

The study also shows that the top two reasons owners decide to tackle a roofing project for their home are:

1). To upgrade worn-out surfaces, finishes and materials (61%)

2). For a change (15%)

And, not surprisingly, new roofs help sell homes. According to the study:

  • 39% of REALTORS® have suggested sellers get a new roof before attempting to sell their home
  • 33% of owners said that having a new roof helped close a sale
  • 50% of owners said that after completing the project that the most important result was having durable, long-lasting results and materials.
