Apartment Complex Appearance Enhanced with Composite Shakes

Built in the mid 1960s, Pinehill Park Apartments is ready for a facelift. Because the exterior features a mansard roof application, the old deteriorating real cedar shakes are top on the renovation list.

“We were lucky the shakes stayed in fairly reasonable condition over the years,” says Howard Friedman, owner of Pinehill Park Apartments in Bellevue, Nebraska. “However, in recent years the shake edges started to erode. This makes the entire façade tired looking.”

Friedman reviewed a wide variety of replacement product options. These include wood shakes and steel. Ultimately he selected synthetic shake shingles from DaVinci Roofscapes. The composite shakes are made from virgin resins, UV and thermal stabilizers plus a highly-specialized fire retardant. The roofing tiles all resist splitting, cracking and fading. After that, they also resist insects and impact.

“This is a progressive project for us,” says Trent Lovewell with The Rooferees. “We started in early December. Depending on weather, we will probably finish in the Springtime.

For Friedman, one of the most important aspects of the new roof installation is enhancing the curb appeal of the apartment complex.

“This structure is built on a hill,” says Friedman. “As you approach Galvin Road, you see the building’s mansard roof quite easily.

“When the new roof is complete, I expect the apartment complex to be very eye-catching. This will help us attract new residents. At the same time, it will make our current residents proud of where they live.”
